Now, we don't want to get down on realtors but...we are down on realtors.
Nowadays, realtors peddle this idealized scenario:
You will be led to believe that all properties have the greatest Quality Deer Management (QDM) neighbors that attract trophy deer, and perfect pieces of land sell for $5,000 an acre in your area. Enterprising “land specialists” will ask for a 7% cut to have your property advertised on their website – and get paid lots. They will even drive you around in their ranger and tell you where to put the water holes.
No one ever brings up the fact that the neighbors have 25 guys hunting on 125 acres and they’re killing everything they see. Nor does anyone mention that this property will not hold deer after the corn comes off because there is little browsing and no security cover, making it totally worthless after early bow season.
The truth is, some properties will have great hunting and some will always be bad hunting. Take note: Some listings deceptively include a picture of a big deer on what is actually a bad property. How do you tell the difference between a property that is great hunting and land that merely looks "deery"? We admit, it’s hard to tell sometimes.
Some properties can be enhanced while some can’t be. We’ve seen people religiously hunt a stand that produced a great buck 15 years ago, when even the trail cameras show that the deer no longer roam that area even at night. What holds true for stands holds true for properties as well. Sometimes, it’s hard to step back and be objective.
Before you spend a couple hundred grand, ask for some advice that doesn’t come from the realtors. They get paid to sell dreams of big deer. We get paid to tell the truth about what we see.
